About Ryder & Dutton

Ryder & Dutton has been operating since 1919 and is one of the best-known agents across Greater Manchester and West Yorkshire. It's part of the Northern Estate Agencies Group, alongside Manning Stainton, which is now owned by LRG.

What you get from a free rental valuation

A rental valuation is the first step to letting any property, and it costs you nothing. When your local branch values your property, you can expect:

  • A realistic monthly rent based on similar homes that have recently let nearby, not just asking prices online.
  • Advice on what affects the rent, such as furnishing, parking, outdoor space and the condition of the kitchen and bathroom.
  • A view on local demand, including who is likely to rent your property and how quickly it could let.
  • An explanation of the services on offer, so you can decide how much of the work you want to hand over.
  • A clear quote for fees, so you know what letting through the branch would cost before you commit to anything.

Even if you aren't ready to let yet, a valuation gives you a figure to plan with, whether you're moving out, buying to let or deciding whether to sell.

How it works

  1. Enter your postcode and a few details about the property: its type, number of bedrooms and when you'd like to let it.
  2. We pass your request to LRG. Ryder & Dutton is part of LRG, and LRG sends every request to the local branch that covers your postcode. That's usually Ryder & Dutton, or it may be a sister brand such as Manning Stainton or Leaders if they're closer to your property.
  3. Get your valuation. Your local branch gives you its rent figure and explains its services and fees.
  4. Decide in your own time. There's no obligation. Look at the figure and the quote, ask questions, and only go ahead if it's right for you.

How Ryder & Dutton can let your property

Ryder & Dutton offers landlords three levels of service, so you can choose how involved you want to be.

  • Let only (tenant find): Ryder & Dutton markets your property, carries out viewings, references applicants and sets up the tenancy. After that, you manage it yourself.
  • Rent collection: as let only, plus Ryder & Dutton collects the rent each month and passes it on to you.
  • Fully managed: Ryder & Dutton takes care of everything, including rent collection, repairs, regular inspections and keeping safety certificates and legal notices up to date.

Many landlords in the area let older terraced and semi-detached homes, where regular inspections and maintenance make full management worthwhile. Your local branch will explain what each level includes at your valuation.

Letting in Greater Manchester and the Pennine towns

Rents in towns such as Oldham, Rochdale and Huddersfield are lower than in central Manchester or Leeds, but demand is strong and yields can be attractive. Many tenants are local families and workers who commute into Manchester, Leeds or nearby industrial estates, and good terraced and semi-detached homes rarely stay empty for long.

That also means letting rules matter: several councils in this area run, or have consulted on, landlord licensing schemes. A local Ryder & Dutton branch can value your property, tell you whether any licensing applies on your street and explain what would be needed to let it legally.

Why get a valuation now

Private letting in England changed on 1 May 2026, when the Renters' Rights Act came into force. Tenancies no longer have a fixed end date, section 21 "no-fault" notices have ended, and rent can only be increased once a year using a formal notice. From 15 December 2026, landlords also start registering their properties on a new national database.

That makes it more important to set the right rent at the start of a tenancy and to have an agent who knows the new rules. A free valuation tells you what your property is worth on today's market, and gives you the chance to ask Ryder & Dutton how it handles rent reviews, tenancy paperwork and compliance under the new system.

Questions to ask at your valuation

  • What rent would you advertise my property at, and what is that based on?
  • What's included in each service, and what costs extra?
  • Is your fee quoted with or without VAT?
  • How long is the contract, and is there a cost to leave?
  • Who will look after my property day to day?
  • How do you reference tenants, and what happens if rent isn't paid?
