Find out what your property could rent for with a free valuation from Manning Stainton, one of West Yorkshire's best-known estate and letting agents. Enter your postcode to check whether Manning Stainton covers your area. If it does, your request goes to the local Manning Stainton branch, or the LRG sister branch that covers your postcode, for a free valuation and advice on how it could let and manage your property. It only takes a couple of minutes, and you're under no obligation to go ahead.

About Manning Stainton

Manning Stainton grew out of the Leeds agency Russell Manning founded in 1976 and took its current name in 2000. It's part of the Northern Estate Agencies Group, alongside Ryder & Dutton, which is now owned by LRG.

What you get from a free rental valuation

A rental valuation is the first step to letting any property, and it costs you nothing. When your local branch values your property, you can expect:

  • A realistic monthly rent based on similar homes that have recently let nearby, not just asking prices online.
  • Advice on what affects the rent, such as furnishing, parking, outdoor space and the condition of the kitchen and bathroom.
  • A view on local demand, including who is likely to rent your property and how quickly it could let.
  • An explanation of the services on offer, so you can decide how much of the work you want to hand over.
  • A clear quote for fees, so you know what letting through the branch would cost before you commit to anything.

Even if you aren't ready to let yet, a valuation gives you a figure to plan with, whether you're moving out, buying to let or deciding whether to sell.

How it works

  1. Enter your postcode and a few details about the property: its type, number of bedrooms and when you'd like to let it.
  2. We pass your request to LRG. Manning Stainton is part of LRG, and LRG sends every request to the local branch that covers your postcode. That's usually Manning Stainton, or it may be a sister brand such as Leaders or Ryder & Dutton if they're closer to your property.
  3. Get your valuation. Your local branch gives you its rent figure and explains its services and fees.
  4. Decide in your own time. There's no obligation. Look at the figure and the quote, ask questions, and only go ahead if it's right for you.

How Manning Stainton can let your property

Manning Stainton offers landlords three levels of service, so you can choose how involved you want to be.

  • Let only (tenant find): Manning Stainton markets your property, carries out viewings, references applicants and sets up the tenancy. After that, you manage it yourself.
  • Rent collection: as let only, plus Manning Stainton collects the rent each month and passes it on to you.
  • Fully managed: Manning Stainton takes care of everything, including rent collection, repairs, regular inspections and keeping safety certificates and legal notices up to date.

Full management suits landlords who'd rather not deal with repairs and tenant calls themselves, and is especially popular with landlords who live outside Leeds. Your local branch will explain what each level includes at your valuation.

Letting in Leeds and West Yorkshire

Leeds has one of the strongest rental markets in the north, with demand from students, young professionals working in the city centre and families looking for homes in the suburbs. Areas such as Headingley and Hyde Park are dominated by student lets, while Chapel Allerton, Roundhay and Horsforth attract professionals and families. Around Wakefield and the Five Towns, more affordable rents and good motorway links bring steady demand from local workers.

Each of these markets needs a different approach to pricing and tenant finding. A local valuation from Manning Stainton tells you what similar homes near you have let for, and what type of tenant your property is likely to attract.

Why get a valuation now

Private letting in England changed on 1 May 2026, when the Renters' Rights Act came into force. Tenancies no longer have a fixed end date, section 21 "no-fault" notices have ended, and rent can only be increased once a year using a formal notice. From 15 December 2026, landlords also start registering their properties on a new national database.

That makes it more important to set the right rent at the start of a tenancy and to have an agent who knows the new rules. A free valuation tells you what your property is worth on today's market, and gives you the chance to ask Manning Stainton how it handles rent reviews, tenancy paperwork and compliance under the new system.

Questions to ask at your valuation

  • What rent would you advertise my property at, and what is that based on?
  • What's included in each service, and what costs extra?
  • Is your fee quoted with or without VAT?
  • How long is the contract, and is there a cost to leave?
  • Who will look after my property day to day?
  • How do you reference tenants, and what happens if rent isn't paid?
