About Stirling Ackroyd

Stirling Ackroyd's history goes back to 1873 in East London. It now has more than 30 branches across London and the South East, with a particular focus on lettings, and has been part of LRG since 2024.

What you get from a free rental valuation

A rental valuation is the first step to letting any property, and it costs you nothing. When your local branch values your property, you can expect:

  • A realistic monthly rent based on similar homes that have recently let nearby, not just asking prices online.
  • Advice on what affects the rent, such as furnishing, parking, outdoor space and the condition of the kitchen and bathroom.
  • A view on local demand, including who is likely to rent your property and how quickly it could let.
  • An explanation of the services on offer, so you can decide how much of the work you want to hand over.
  • A clear quote for fees, so you know what letting through the branch would cost before you commit to anything.

Even if you aren't ready to let yet, a valuation gives you a figure to plan with, whether you're moving out, buying to let or deciding whether to sell.

How it works

  1. Enter your postcode and a few details about the property: its type, number of bedrooms and when you'd like to let it.
  2. We pass your request to LRG. Stirling Ackroyd is part of LRG, and LRG sends every request to the local branch that covers your postcode. That's usually Stirling Ackroyd, or it may be a sister brand such as Portico or Leaders if they're closer to your property.
  3. Get your valuation. Your local branch gives you its rent figure and explains its services and fees.
  4. Decide in your own time. There's no obligation. Look at the figure and the quote, ask questions, and only go ahead if it's right for you.

How Stirling Ackroyd can let your property

Stirling Ackroyd offers landlords three levels of service, so you can choose how involved you want to be.

  • Let only (tenant find): Stirling Ackroyd markets your property, carries out viewings, references applicants and sets up the tenancy. After that, you manage it yourself.
  • Rent collection: as let only, plus Stirling Ackroyd collects the rent each month and passes it on to you.
  • Fully managed: Stirling Ackroyd takes care of everything, including rent collection, repairs, regular inspections and keeping safety certificates and legal notices up to date.

Lettings has long been a big part of Stirling Ackroyd's business, and full management is popular with landlords who want one team to handle everything. Your local branch will explain what each level includes at your valuation.

Letting in London and Surrey

Stirling Ackroyd's area runs from inner London flats let to young professionals to family homes in Surrey towns. In London, demand is strongest close to stations and new transport links such as the Elizabeth line, and flats in areas like Stratford, Canary Wharf and Croydon attract a steady stream of tenants. In Surrey, family homes near good schools and fast rail links to London let well and often attract tenants who stay for several years.

Wherever your property is, a local valuation helps you set a rent that reflects your street, not just the borough average. That matters now that rents can only rise once a year and tenants can challenge an increase at tribunal.

Why get a valuation now

Private letting in England changed on 1 May 2026, when the Renters' Rights Act came into force. Tenancies no longer have a fixed end date, section 21 "no-fault" notices have ended, and rent can only be increased once a year using a formal notice. From 15 December 2026, landlords also start registering their properties on a new national database.

That makes it more important to set the right rent at the start of a tenancy and to have an agent who knows the new rules. A free valuation tells you what your property is worth on today's market, and gives you the chance to ask Stirling Ackroyd how it handles rent reviews, tenancy paperwork and compliance under the new system.

Questions to ask at your valuation

  • What rent would you advertise my property at, and what is that based on?
  • What's included in each service, and what costs extra?
  • Is your fee quoted with or without VAT?
  • How long is the contract, and is there a cost to leave?
  • Who will look after my property day to day?
  • How do you reference tenants, and what happens if rent isn't paid?
