Find out what your property could rent for with a free valuation from Romans, a letting agent that has been helping landlords across the South and South West since 1987. Enter your postcode to check whether Romans covers your area. If it does, your request goes to the local Romans branch, or the LRG sister branch that covers your postcode, for a free valuation and advice on how it could let and manage your property. It only takes a couple of minutes, and you're under no obligation to go ahead.

About Romans

Romans opened its first branch in Bracknell in 1987 and now has more than 30 sales and lettings branches across Berkshire, Surrey, Hampshire, Buckinghamshire, Oxfordshire, Wiltshire, Bristol and Somerset. Since 2016 it has been part of LRG, after merging with Leaders.

What you get from a free rental valuation

A rental valuation is the first step to letting any property, and it costs you nothing. When your local branch values your property, you can expect:

  • A realistic monthly rent based on similar homes that have recently let nearby, not just asking prices online.
  • Advice on what affects the rent, such as furnishing, parking, outdoor space and the condition of the kitchen and bathroom.
  • A view on local demand, including who is likely to rent your property and how quickly it could let.
  • An explanation of the services on offer, so you can decide how much of the work you want to hand over.
  • A clear quote for fees, so you know what letting through the branch would cost before you commit to anything.

Even if you aren't ready to let yet, a valuation gives you a figure to plan with, whether you're moving out, buying to let or deciding whether to sell.

How it works

  1. Enter your postcode and a few details about the property: its type, number of bedrooms and when you'd like to let it.
  2. We pass your request to LRG. Romans is part of LRG, and LRG sends every request to the local branch that covers your postcode. That's usually Romans, or it may be a sister brand such as Leaders or Stirling Ackroyd if they're closer to your property.
  3. Get your valuation. Your local branch gives you its rent figure and explains its services and fees.
  4. Decide in your own time. There's no obligation. Look at the figure and the quote, ask questions, and only go ahead if it's right for you.

How Romans can let your property

Romans offers landlords three levels of service, so you can choose how involved you want to be.

  • Let only (tenant find): Romans markets your property, carries out viewings, references applicants and sets up the tenancy. After that, you manage it yourself.
  • Rent collection: as let only, plus Romans collects the rent each month and passes it on to you.
  • Fully managed: Romans takes care of everything, including rent collection, repairs, regular inspections and keeping safety certificates and legal notices up to date.

Full management is the most popular choice for landlords who live away from their property, let more than one home or want a professional handling the rules that changed under the Renters' Rights Act. Your local branch will explain what each level includes at your valuation.

Letting in the Thames Valley and the South West

Romans' patch includes two very different rental markets. Around Reading, Bracknell and Slough, demand is driven by commuters and professionals working along the M4 corridor and the Elizabeth line, and well-presented flats and family homes near stations tend to let quickly. Around Bristol and Bath, students, young professionals and families all compete for homes, and rents have risen sharply over recent years.

In both areas, getting the asking rent right from day one matters more than ever, because rent can now only be raised once a year. A local valuation from Romans gives you a figure based on what similar homes near you have actually let for, so you start the tenancy at the right level.

Why get a valuation now

Private letting in England changed on 1 May 2026, when the Renters' Rights Act came into force. Tenancies no longer have a fixed end date, section 21 "no-fault" notices have ended, and rent can only be increased once a year using a formal notice. From 15 December 2026, landlords also start registering their properties on a new national database.

That makes it more important to set the right rent at the start of a tenancy and to have an agent who knows the new rules. A free valuation tells you what your property is worth on today's market, and gives you the chance to ask Romans how it handles rent reviews, tenancy paperwork and compliance under the new system.

Questions to ask at your valuation

  • What rent would you advertise my property at, and what is that based on?
  • What's included in each service, and what costs extra?
  • Is your fee quoted with or without VAT?
  • How long is the contract, and is there a cost to leave?
  • Who will look after my property day to day?
  • How do you reference tenants, and what happens if rent isn't paid?
