Find out what your London property could rent for with a free valuation from Portico, one of the capital's longest-established agents. Enter your postcode to check whether Portico covers your area. If it does, your request goes to the local Portico branch, or the LRG sister branch that covers your postcode, for a free valuation and advice on how it could let and manage your property. It only takes a couple of minutes, and you're under no obligation to go ahead.

About Portico

Portico traces its history back to 1818, when it began as Edmund Cude. Today it has around 20 branches across London and Essex, and it has been part of LRG since 2021.

What you get from a free rental valuation

A rental valuation is the first step to letting any property, and it costs you nothing. When your local branch values your property, you can expect:

  • A realistic monthly rent based on similar homes that have recently let nearby, not just asking prices online.
  • Advice on what affects the rent, such as furnishing, parking, outdoor space and the condition of the kitchen and bathroom.
  • A view on local demand, including who is likely to rent your property and how quickly it could let.
  • An explanation of the services on offer, so you can decide how much of the work you want to hand over.
  • A clear quote for fees, so you know what letting through the branch would cost before you commit to anything.

Even if you aren't ready to let yet, a valuation gives you a figure to plan with, whether you're moving out, buying to let or deciding whether to sell.

How it works

  1. Enter your postcode and a few details about the property: its type, number of bedrooms and when you'd like to let it.
  2. We pass your request to LRG. Portico is part of LRG, and LRG sends every request to the local branch that covers your postcode. That's usually Portico, or it may be a sister brand such as Stirling Ackroyd or Leaders if they're closer to your property.
  3. Get your valuation. Your local branch gives you its rent figure and explains its services and fees.
  4. Decide in your own time. There's no obligation. Look at the figure and the quote, ask questions, and only go ahead if it's right for you.

How Portico can let your property

Portico offers landlords three levels of service, so you can choose how involved you want to be.

  • Let only (tenant find): Portico markets your property, carries out viewings, references applicants and sets up the tenancy. After that, you manage it yourself.
  • Rent collection: as let only, plus Portico collects the rent each month and passes it on to you.
  • Fully managed: Portico takes care of everything, including rent collection, repairs, regular inspections and keeping safety certificates and legal notices up to date.

In London, where many landlords live away from their property or let more than one flat, full management is a popular choice. Your local Portico branch will explain what each level includes at your valuation.

Letting in London

London's rental market moves faster than anywhere else in the country, and small differences in pricing make a big difference to how quickly a property lets. Under the Renters' Rights Act, agents must now advertise a fixed asking rent and can't invite or accept higher bids, so the figure you start with really counts.

Many London landlords also live away from their property or let more than one home, which is why full management is common in the capital. A free valuation from your local Portico branch gives you a rent figure based on recent lets in your street and postcode, plus a clear explanation of what each service would cost.

Why get a valuation now

Private letting in England changed on 1 May 2026, when the Renters' Rights Act came into force. Tenancies no longer have a fixed end date, section 21 "no-fault" notices have ended, and rent can only be increased once a year using a formal notice. From 15 December 2026, landlords also start registering their properties on a new national database.

That makes it more important to set the right rent at the start of a tenancy and to have an agent who knows the new rules. A free valuation tells you what your property is worth on today's market, and gives you the chance to ask Portico how it handles rent reviews, tenancy paperwork and compliance under the new system.

Questions to ask at your valuation

  • What rent would you advertise my property at, and what is that based on?
  • What's included in each service, and what costs extra?
  • Is your fee quoted with or without VAT?
  • How long is the contract, and is there a cost to leave?
  • Who will look after my property day to day?
  • How do you reference tenants, and what happens if rent isn't paid?
