Letting rules in Wales
Letting in Wales works differently from England. Since 1 December 2022, private tenancies in Wales have been "occupation contracts" under the Renting Homes (Wales) Act 2016, and landlords must give tenants a written statement of the contract. Homes must be fit for human habitation, which includes working smoke alarms and an electrical safety check at least every five years. Landlords must also register with Rent Smart Wales, and anyone who lets or manages the property must hold a licence, or use an agent who does.
The Renters' Rights Act that changed letting in England in 2026 does not apply in Wales. A valuation from a Cardiff agent that knows the Welsh rules makes sure your rent figure and your paperwork are both right from the start.
