FreeNo obligationTakes 2 minutes

Find out what your property could rent for with a free valuation from Leaders, one of the UK's longest-established letting agents. Enter your postcode to check whether Leaders covers your area. If it does, your request goes to the local Leaders branch, or the LRG sister branch that covers your postcode, for a free rental valuation and advice on how it could let and manage your property. It takes a couple of minutes, and there's no obligation to go ahead.

About Leaders

Leaders has been letting homes since 1983, when it opened its first branch in Brighton. It now has branches across the South East, London, East Anglia, the Midlands, the North West and Yorkshire, and is part of LRG, one of the UK's largest property services groups.

What you get from a free rental valuation

A rental valuation is the starting point for letting any property, and it costs you nothing. When your local branch values your property, you can expect:

  • A realistic monthly rent based on similar homes that have recently let near you, not just asking prices online.
  • Advice on what affects the rent, such as furnishing, parking, outdoor space and the condition of the kitchen and bathroom.
  • A view on demand in your area, including who is likely to rent your property and how quickly it could let.
  • An explanation of the service levels, so you can decide how much of the work you want to hand over.
  • A written quote for fees, so you know exactly what letting through Leaders would cost before you commit to anything.

Even if you aren't ready to let yet, a valuation gives you a clear figure to plan with, whether you're moving out, buying a property to let or deciding whether to sell.

How it works

  1. Enter your postcode and a few details about the property: its type, number of bedrooms and when you'd like to let it.
  2. We pass your request to LRG. Leaders is part of LRG, and LRG sends every request to the local branch that covers your postcode. That's usually Leaders, or it may be a sister brand such as Romans or Stirling Ackroyd if they're closer to your property.
  3. Get your valuation. Your local branch arranges a free valuation, in person or remotely, and gives you its rent figure and fee quote.
  4. Decide in your own time. There's no obligation. Look at the figure and the quote, ask questions, and only go ahead if it's right for you.

How Leaders can let your property

Leaders offers landlords three levels of service, so you can choose how involved you want to be.

  • Let only (tenant find): Leaders markets your property, carries out viewings, references applicants and sets up the tenancy. After that, you manage it yourself.
  • Rent collection: as let only, plus Leaders collects the rent each month and passes it on to you.
  • Fully managed: Leaders takes care of everything, including rent collection, repairs, regular inspections and keeping safety certificates and legal notices up to date.

Fully managed is the most popular choice for landlords who live away from the property, have more than one let, or want a professional handling the rules that changed under the Renters' Rights Act. Your local branch will explain what each level includes when it values your property.

Why get a valuation now

Private letting in England changed on 1 May 2026, when the Renters' Rights Act came into force. Tenancies no longer have a fixed end date, section 21 "no-fault" notices have ended, and rent can only be increased once a year using a formal notice. From 15 December 2026, landlords also start registering their properties on a new national database.

That makes it more important to set the right rent at the start of a tenancy, and to have an agent who knows the new rules. A free valuation tells you what your property is worth on today's market, and gives you the chance to ask Leaders how it handles rent reviews, tenancy paperwork and compliance under the new system.

Questions to ask at your valuation

Get the most out of your valuation by asking:

  • What rent would you advertise my property at, and what is that based on?
  • What's included at each service level, and what costs extra?
  • Is your fee quoted with or without VAT?
  • How long is the contract, and is there a cost to leave?
  • Who will look after my property day to day?
  • How do you reference tenants, and what happens if rent isn't paid?

Frequently asked questions

Is a rental valuation from Leaders really free?

Yes. The valuation is free and there's no obligation to let your property with Leaders afterwards. You only pay fees if you decide to go ahead and sign up to one of its services.

Leaders is part of LRG, which passes every request to the local branch that covers your postcode. Usually that's Leaders, but in some areas it may be a sister brand such as Romans or Stirling Ackroyd.
